Facts About Golf Course Construction

It is important to know how to construct a gold course. Golf course construction has many factors that need to be considered. Feasibility studies are very important when it comes to the actual work. In terms of the technical suitability, it is important to ensure the site in question is suitable for a gold course. There needs to be examination of physical elements like topography, land area, vegetation cover, drainage and availability of water.

You will also have to examine restraints such as environmental and legal restrictions which govern the use of land and local infrastructure. Besides, it is important to identify any potential conflicts or safety issues that will have an effect on the project. The feasibility studies will also involve identifying suitable market for the project once it is completed. The course needs to be able to fulfill needs of the target market. This requires some research.

The design is very crucial. The architect does an assessment of available design opportunities and restraints before doing survey of the site. All the concepts developed are combined with objectives of design and the vision of the client. The architect is responsible for coming up with a design which indicates all elements required for the project.

There are various limitations that are expected during the actual construction process. For instance, steep slopes will lead to extensive earthwork before the project can begin. If the site is flat, there will be the need for considerable earth movement to facilitate drainage, notably surface drainage. Considerable earth movement will also create fill material used in building various features. Other forms of limitation include poor conditions of the soil, the need to conserve natural habitat and lack of suitable water.

When feasibility studies have been completed, what follows is an investigation of how the concept of design will be converted into the actual golf course. It is during this time that layout of the project that includes various facilities will be prepared. The project budget and programmes are also prepared. There is then development of a master-plan by the project team. The project team is headed by the architect. Other team members include the ecologist, civil engineer, landscaper and consultant for planning.

Planning requirements normally differ from a country to the next. The process of getting planning permission can be very cumbersome and long. The architect provides detailed design package that reflects local planning submission needs. This makes the planning process easier. The architect also helps with preparing of EIA if it is needed.

It is the architect who understands all the elements of the project, they will be the project leader. They will also help with development of an accurate programme for the construction. Part of their function is also to do regular site visits during the construction process. This will help to ensure that the course is constructed according to contract documents and agreed timeline.

There are different factors that have an effect on design and construction costs. Some of these factors include planning approval process, project scale and technical complexity. Fees charged can be a fixed rate, a percentage of construction cost or time rate.
