Flooding can damage a house in many ways, whether in the basement recreation room or as high as the first floor. The storm conditions may cause a nearby river to overflow its banks. What not all homeowners know is that not all flooding situations are covered by their insurance policy.

Aside from inclement weather, damage can be caused by other things. One is a broken water line, a wash machine that is dysfunctional or a sump pump that is not working properly. A minor leak may only show up as spots on a wall. They can grow larger if there is flooding in the wall.

Some insurance policies must have extra coverage added for flood situations. It might add to the cost of the premiums. There is drain and sewer coverage available. The extra charges are money well spent when a basement is filled with sewage.

An insurance policy must have an addendum to cover certain instances of flooding. For example, sewer and drain coverage are an additional item that adds cost to the insurance premium. It will, however, be well worth the money when your basement is filled with two feet of sewage.

If the situation involves the gray type it will contain contaminants such as chemicals or biological organisms. This happens if a toilet leaks and there is urine in the leak. It can come from a defective sump pump.

But the most contaminated and filthy of all is the black category. It will require professional attention to make the home livable once again. It can cause serious illness from fungi and bacteria. Medical care may become necessary for family member exposed to it.

Some property can be salvaged after a clean water flood. All must be thrown out after one contains sewage. The carpeting soaked with clean water can be saved if it has been wet for less than two days. It will require work, of course.

Dirty water, such as black water, is a definite health hazard. Homeowners can restore something damaged by clean water. However, when it is the gray or black type, you may want to call in the specialists. You can check for those companies under listings of Fire and Water Restoration.

When a homeowner notices small spots on a wall in a room, he may dismiss them as a minor discoloration. However, they may indicate the presence of a problem on a much larger scale. Those spots may indicate the presence of mold that is developing behind the wall.

If there is any mold, it must be removed as soon as possible. Experts can be invaluable in assessing the extent of the mold and giving advice on how to get rid of it. Your homeowners insurance should be responsible for the cost of any necessary work.
