How To Perform Toronto Home Staging To Sell Your Property Quickly And Profitably

By Diane Barnes

If you are trying to sell your home, there are a number of things that you can do in order to make it more appealing to buyers. Some changes, such as renovating rooms or putting on extensions, may cost more than you want to spend. Others, such as Toronto home staging can help you at a much lower cost. Here is what you need to know about the process and how it can help you serve your home quickly and at more of a profit.

You may think that all you need to do is finish any visible renovation jobs and ensure that you keep your residence looking neat and clean. This was the case years ago but the real estate market has changed quite a bit over time. Now, many buyers look for options that are professionally decorated and this is where staging comes in. The process does not need to be stressful or expensive if you understand what will occur.

While many sellers use professionals to do the work for them you may also be able to stage your own home. It may be worthwhile to at least speak to a few staging companies in Toronto in order to see what they would suggest and what the approximate cost of the work would be. If it is not overly expensive you may want to let someone with more experience work on your house or condominium. You may find that they get more dramatic results for about what you would spend if you were doing things yourself.

A budget is always a good idea regardless of who is doing the actual decorating work. If you are trying to figure out how much to spend on the changes, setting aside a tenth of what your property is worth can ensure you have a reasonable budget to work with.

One common change is in the color of your paint. Often neutral colors are preferable for buyers so it is not unusual to hear a decorator recommending that you use neutral colors on your walls. Often fresh paint can make your home look nice and new and make a buyer think that they can simply move right in to your house or condominium. There are many beautiful neutral shades available today and it should not be difficult to find one that you like that is also appealing to prospective buyers.

When staging your property you may also want to remove some personal artwork and decorations from your rooms. This can be beneficial in several different ways. The first is that if a room seems more impersonal it can be easier for a buyer to imagine their own items there instead of yours.

It's not unusual for stagers to rearrange existing furniture or even bring in new pieces for you to have in your house. Often they will suggest that you create dedicated spaces in your home such as a living room, dining room, office or bedroom.

There are many companies that offer these services. If you are having a hard time finding one to help you out you might want to speak to your real estate agent. Likely they will have a professional that they tend to work with on a regular basis.
